How Often Do You Need a Gas Safety Check in Victoria?

The Victorian Government has announced a reform that would apply this requirement to all residential rental agreements regardless of when the lease began, closing what is currently a gap for tenancies that started before 29 March 2021 and either never rolled over, or rolled over on a fixed term of five years or less. That announcement carries no commencement date and is not yet reflected in Consumer Affairs Victoria's current guidance. If you rent out a property in Victoria within the check's scope, plan on a gas safety check at least once every two years as a fixed cost of doing business, not an occasional extra.

The new-tenancy trigger

There's a second trigger on top of the calendar: if a gas safety check hasn't been carried out within the last two years by the time a renter takes up occupancy, the rental provider must arrange one as soon as practicable. In practice, that means you can't let a check lapse between tenants and simply wait for it to line up with the next scheduled date, a new tenancy resets the urgency if the last check is stale.

Note the exact date of each completed gas safety check and set a reminder several weeks before the two-year mark, since booking a licensed gasfitter can take time, especially during busy winter heating months when demand for gas servicing rises.
