Frequently asked questions
What's the difference between a QLD gas compliance certificate and a VIC gas safety check?
Queensland's gas compliance certificate is issued by a licensed gas fitter every time gas work is installed or altered, with no fixed expiry. Victoria's gas safety check is a rental-specific requirement: a licensed or registered gasfitter must inspect a rental property's gas system every 2 years, whether or not any work has been done.

Is a gas compliance certificate legally required to sell a house in QLD?
There's no separate mandatory point-of-sale gas certificate scheme in Queensland the way there is for smoke alarms. In practice, gas retailers commonly want a valid certificate on file before connecting supply for a new owner, so sellers without a recent one often arrange an inspection before listing.
How often do I need a gas safety check in Victoria?
Every 2 years for a rental property, carried out by a licensed or registered gasfitter with the Type A gas appliances servicing endorsement. If a check has lapsed when a new renter moves in, the rental provider must arrange one as soon as practicable rather than waiting.

Is "Form 4" a gas document in Queensland?
No. Form 4 is the QBCC's notifiable work form for plumbing and drainage, not gas fitting. A separate gas compliance certificate from a licensed gas fitter covers the gas connection itself. Gas hot water replacement is the one job that commonly needs both documents.
Does a gas compliance certificate expire in Queensland?
No fixed expiry applies to a residential gas compliance certificate in QLD. It stays valid until the gas system it describes is altered, at which point the new work needs its own certificate.
Does Victoria have a gas compliance certificate like Queensland?
No. Victoria's mandatory, recurring gas requirement is the rental gas safety check, on a 2-year cycle, rather than a certificate tied to a specific piece of gas work. See our guide on the difference for what actually applies if you're in Victoria.
How much does a gas compliance certificate or gas safety check cost?
Published prices from Australian gas fitters put a standalone QLD gas compliance certificate at roughly $180 to $250, and a standalone VIC gas safety check at roughly $240 to $300, both plus GST or service call fees depending on the provider. Combined gas and electrical safety check packages in Victoria run higher, around $550 plus GST. Get a direct quote for your property, as prices vary by job.
Who can legally issue a gas compliance certificate or perform a gas safety check?
In Queensland, only a current gas work licence or authorisation holder. In Victoria, only a licensed or registered gasfitter holding the Type A gas appliances servicing endorsement. Ask for the licence number before work starts and confirm it against the relevant state register.
